TAXE DE FONCIER

I was led to understand that you were exempt from paying the Taxe de Foncier for the first two years from the 1st of January following completion. I bought my property at the end of MAY 2005 - and therefore believed that I would not receive a bill for this tax until January 2008.

However, I have been told by the French tax office that the exoneration only applies to the departmental and regional tax but the local tax de foncier still applies.

This information does not comply with information I have received before. Can you confirm that the advice given by the French tax official is in fact correct

Anna,

I too was told that my leaseback property was exempt from Taxes Fonciere. Unfortunately, this is not true. According to a reply I had from the Tax Administration Dept, Taxes Fonciere is made up of various different taxes and although there is an exemption for two years for some of these taxes, there are other taxes included in the Fonciere that do not have an exemption.

This was confirmed in year three of my leaseback ownership, when my Taxe Fonciere increased considerable from what it had been for the first two years.

Anna,

I too have had to pay these elements of the Taxe Fonciere on a leaseback in St. Maxime. Like you we were not told about this by Assetz who we bought the property through. We are still in first two years of this development but wait with trepidation as to what it will be in year 3!
