Hi !

We just bought a property in the south of France under a lease back scheme and would like to know if anyone could recommend a good accountant who can deal with our tax forms?(not too expensive one!).

Why do you need to fire the accountant imposed by the developer?

Most of the developers impose an accountant they have agreements with. The role consists in just doing your Vat refund at delivery of the property and the annual tax return. Most of them do not speak english, does not answer on the phone and even one of the biggest (more than 10.000 clients) has no email address in order to avoid answering too many questions. Annual cost ranges from 250€ to 450€.

What they do no do? claim the VAT according to stage payments (so you can be refunded from vat at signature of the deed and then according to stage payments so you get the vat 1 year in advance), sort out issues with tax authorities, claim unpaid rents, invoice to management company part of land tax, check the co-ownership expenses, answer your questions....

It is clearly not what you need when you own a leaseback in France. Leaseback is very technical and need an expert to manage all the potential issues and re-balance the relation between the management company and the owners.

These accountants do the minimum legal and do not care about your investment: they could claim the vat at signature of the deed and stage payment? yes but they dont do it as it is too much work!

For similar price you can get property support company dedicated to non-French leaseback owners who will manage all issues including with the management company.

Think about it!
