Hi,

I am very interested in the leaseback scheme and generally everything I've

read about it seems positive. I understand that many people buy into this

purely as an investment, with plans to re-sell at some stage after lease is up.

I'm just unsure about how it works if you want to buy, lease for one term or

more, with a view to eventually residing in your property full-time. Is this

possible with most leaseback residences or are they purely for holiday use?

Does the property ever truly belong to the purchaser, or are there

Domaine de Guitard

29 Juillet 2006

Hi,

I'm new to leaseback and have put a deposit down on a small development called Domaine de Guitard outside Casteljaloux near Bordeaux. It comprises 84 2 bedroomed wooden chalets.

Has anyone heard anything positive or negative about this development?

Does anyone have an opinion on Wooden Chalets as a leaseback investment?

Finally, has anyone heard of the developer/management company - Vernoy Bros./Villie/Exclusivity

Many thanks.

Leaseback Delays

21 Mai 2006

Hi Seamus,

Looks like my leaseback is going to be delayed another two months (8 months late in delivering if they meet their latest target). I've paid everything except 4,500 for furniture and lost over 12,000 EUR in interest payments (not capital) because of the delay. Can you reasonably tell the developer to forget the balance of the furniture or claim refund of interest costs beyond a certain period?

Thanks
Toddy

Barclays Again...

11 Mai 2006

Hi there,

Barclays want 5.26% to for a 20-year fix (existing variable rate mortgage) and I have another offer from a local bank in Nice for 4.45% fixed. To add salt to the wund, I got a letter today saying I have to pay €5260 to fix it at this rate or wait till September when long term rates are even higher.
