Hi there,
I was due to take delivery of my leaseback in "first quarter 2006" but will not take delivery until 1st June - third quarter. There is no mention of compensation payable by in the contracts or remedies for delays. What is the stance according to french law?

Hi there,
What is the typical mortgage fixed fee and what is the best one can typically negotiate with the bank. I paid €6,000 EUR via the notary on my last property as some kind of fee from Barclays for creating the mortgage.
Also, have been quoted 3.95% by a bank for a fixed 10 year rate - how competitive is this?

Hi, this is a bit of a crystal ball question so apologies in advance.
We are looking at buying (have paid deposit) an appartment in a ski resort in French Alps. It's a low resort but with direct ski-lift access to two major high-level ski areas. We have seen and like the location. It is to be a 4* property with swimming pool, garage etc and is priced at €4,450 psm.

I am looking at this type of investment for the first time and I have provisionally reserved a plot on a leaseback in Clos Dia in the village of Fayence in the VAR region S.France. The agents that I have reserved a plot with are called Azzetz France has anyone used them on this type of investment. Also the property is fully mangaged by a company called the Camiole Marketing and Management Group. Thank you in advance for any information on the above which is a 12 year lease .

With the leaseback opportunity, everything look so easy, just to sign a paper and that's it.
Any real disadvantage of that form of investment?
Just wondering if some of you had experienced any problem with their developper, renting cie, quality of the building.. etc etc.

I have a leaseback apartment near Geneva, I know others on this Forum are owners there also but has anyone else had dealings at different places with the developers or management companies who use the following names :- MS Promotion, Pro Gi-Maures, Axal Corporate, Sarl JLC, or either of the people named in the title (M.Joclas or M. Allois)?
Have just paid deposit on 3 bed in Phase 2 of this development beside Lake Lacanau - price E287,316 (incl. VAT). Marketed by Springvale Overseas Properties, based in Ranelagh, who informed us that there would be no difficulty breaking the Lease after the initial 9 yr period or earlier if we wish, although a portion of the VAT would be repayable.
